How to Evaluate a Distribution Center Floor Before You Commit

Whether you're a 3PL taking on a new building, a developer planning a speculative box, or an operator about to sign a client whose racking will triple your post loads, the same question applies: can this floor do what the next five years will ask of it?

Most due diligence never asks. Building assessments cover the roof, the sprinklers, the dock doors, and the power - and walk straight across the one component that carries every future contract. Here are the five checks that should happen before you commit, and the documentation you should demand.

1. Walk the joints, not the aisles

Concrete floors fail at joints first. Walk the traffic envelope and look at joint edges: crisp, filled edges are a maintained floor; chipped shoulders, exposed aggregate, and patched strips are a floor already in its failure cycle. Pay attention to joints inside current rack rows - those are the ones a new layout will put under load, and nobody has looked at them since the racking went up.

2. Ask for the flatness survey

Every professionally built industrial floor was measured at construction under ASTM E1155, producing Ff (flatness) and Fl (levelness) numbers. Ask for the report. If it exists, you know what the floor was - though not what settlement and wear have done since, so for high-bay or narrow-aisle plans, commission a re-survey of the zones that matter. If no report exists, price your racking plan as if the floor will need corrective grinding, because it probably will.

3. Find out what the slab was designed to carry

Request the structural drawings and the slab design basis: thickness, reinforcement, concrete strength, and the loads it was engineered for. A slab designed for 15,000-lb rack posts will not announce its objection to 30,000-lb posts - it will simply crack over the following two years. If the design basis is undocumented, a core test and a geotechnical review are cheap relative to guessing.

4. Check the moisture history before you plan coatings

If your plans include coated zones - battery charging, maintenance bays, food-adjacent work - ask whether the slab has a vapor retarder and whether moisture testing has ever been done. Coating a slab with an unknown moisture condition is how you buy the same floor twice.

5. Demand a condition baseline at handover

Whatever you take on - lease, purchase, or new construction - document the floor's condition at day one: a flatness survey and a photographed joint map. It defines what you inherited, separates prior deterioration from your operation's wear, and becomes your evidence in every future conversation with the landlord, your client, or your insurer.
