Commercial Kitchen Flooring: Drains, Hot-Line Zones, and What Actually Holds Up

A commercial kitchen is one of the toughest floors in any building: wet, greasy, hot, heavy, and cleaned with chemicals all day. Most kitchen-floor problems trace back to treating it as one uniform surface, when in reality a kitchen has zones — and each zone fails differently. Spec by zone and the floor holds up; spec one product everywhere and something gives.
The short version: a commercial kitchen needs a seamless, slip-resistant, chemically resistant floor that drains well and coves at the walls — usually a urethane cement system, detailed by zone. The hot line, the drains, and the wall coves are where floors fail first, so they're where the spec has to be sharpest.

The hot-line zone
The hot line is brutal: boiling water, hot oil, dropped pans, and steam, with grease accumulating through service. Standard epoxy crazes under the thermal cycling and breaks down in the grease. Drains and slope
The single biggest kitchen-floor mistake is letting water sit. Standing water near the hot line is a slip hazard; standing water anywhere is a sanitation and degradation problem. Slips are the most common kitchen injury. Don't accept "slip-resistant" as a word — ask for the wet DCOF, with 0.42 or greater (ANSI A326.3) the common benchmark for surfaces expected to get wet. A seamless floor that meets a wall in a square joint still has a dirt and grease trap right where you can't clean it.
