Most industrial floor problems announce themselves years before they become shutdowns. A joint that spalls a little more each quarter. A crack that comes back after every repair. What do you look at during the walk-through?

Six things, systematically, across the whole floor plate:

Joints. The most failure-prone element of any industrial floor. We look at edge condition, spalling and raveling in the wheel paths, filler condition, and whether panels move independently under load - the sign that load transfer is failing beneath the surface.

Cracks. Not whether cracks exist (nearly every slab has them) but which kind: dormant shrinkage cracks that need only filling, or working cracks that move with load and temperature and will defeat every cosmetic repair until the cause is addressed.

Surface condition. Dusting, abrasion patterns, exposed aggregate in the lanes, and coating condition - adhesion, wear-through, blistering - because each failure mode points to a different cause and a different fix.

Moisture indicators. Blistered coatings, darkened joints, efflorescence, and the site conditions that drive vapor - the factor behind the majority of coating failures we are called to redo. Where the signs warrant it, we recommend quantifying with in-slab relative humidity testing per ASTM F2170 before any coating decision.

Machine bases and fixed equipment. Cracking radiating from pad corners, grout condition under baseplates, and anchor proximity to joints - the early signatures of foundation and isolation problems.

Drainage and wet zones. Ponding, slope failures, and deteriorated surfaces around drains and wash-down areas, where water finds every weakness first.

What do I get afterward?

A written condition summary: what we observed, photographs of the representative conditions, what is urgent, what can be monitored, and what can wait. It is deliberately structured for three audiences at once - the maintenance team that will act on it, the manager who has to budget it, and the finance reviewer who wants the deferral risk stated plainly. Where remediation is warranted we outline options and rough magnitudes; where it is not, the report says so.

How is this different from a repair quote?

A quote prices a scope someone already decided on. An assessment establishes whether that scope is even the right one. A recurring example: facilities request joint repair pricing for joints that are failing because load transfer is gone - repairing the filler treats the symptom on a one-year cycle instead of the cause once. The assessment exists so money goes at causes.

Why is it free?

Because it is how we would want to be sold to. Some assessments lead to DTI performing repair and overlay work, a coating system, or a maintenance program. Some conclude the floor is fine, or that the fix is a housekeeping change.
