Below-grade installations require a fundamentally different preparation process from above-grade work. The primary challenge is hydrostatic pressure — groundwater pushing upward through the slab from below. Standard epoxy coatings will blister and delaminate within months in these conditions without a dedicated moisture mitigation layer underneath.
DTI's process starts with a calcium chloride or in-situ RH probe test to measure the moisture vapor emission rate (MVER). Anything above 3 lbs per 1,000 sq ft per 24 hours requires a moisture-tolerant epoxy primer or a dedicated vapor barrier membrane applied before any coating. We use a two-part epoxy vapor barrier capable of tolerating RH levels up to 99% and hydrostatic pressure up to 15 PSI.
For below-grade commercial spaces — basement offices, underground parking, mechanical rooms — we then apply either a urethane mortar system (for areas with thermal cycling) or a broadcast epoxy (for storage and low-traffic areas). Both produce a seamless, coved finish that eliminates the wall-floor seam where water typically infiltrates.
Typical project timeline: 2 days for surface prep and moisture mitigation, 1–2 days for the flooring system, 24–72 hours cure before foot traffic. We serve commercial properties throughout California's Central Valley.
