    Residential Garage Floor Solutions

Garage Floor Coatings Built for Demanding Homes

A garage floor takes more abuse than almost any surface in your home - hot tires, dropped tools, road salt, oil, and moisture pushing up from below. DTI installs commercial-grade systems on residential slabs, so the floor you get is engineered to last, not just painted to look good on install day.

    Engineered Systems

    High-Performance Garage Floor Coating Systems

Every DTI garage floor is a layered system: a diamond-ground slab, a pigmented epoxy or polyaspartic base, your chosen finish, and a UV-stable clear topcoat. The difference between the three options below is the look - the durability build stays the same.

    Installation Process

How a Professional Garage Floor Is Installed

Why do garage floor coatings fail? Almost never because of the product - it is because the concrete was never properly prepared. Acid etching and pressure washing do not open the slab enough for a resin system to bond. DTI diamond grinds every square foot, repairs the slab, and builds the coating in layers, which is the only way a garage floor survives hot tires and a decade of use.

    Methodology

Our 5-Step Garage Floor Installation Protocol

From first consultation to final topcoat, our process is built around your home - and documented at every step.

    01

    Consultation & Moisture Check

We walk the garage with you, review color and finish options, and test the slab for moisture vapor emission. Homes on high water tables or below-grade slabs get a moisture-tolerant primer specified up front.

    02

    Diamond Grinding

Old paint, sealers, and failed DIY epoxy are mechanically removed with dust-controlled diamond grinders and the slab is opened to an ICRI-referenced surface profile. No acid etching, ever.

    03

    Crack & Spall Repair

Cracks, control joints, pitting, and spalled edges are routed out, filled with rigid polyurea repair material, then re-ground flush so the finished floor reads as one uniform surface.

    04

    Base Coat & Flake Broadcast

A pigmented epoxy or polyaspartic base coat is applied wet, and decorative vinyl flake is broadcast to full rejection while the resin is still open so the chips are fully embedded.

    05

    Scrape, Vacuum & Topcoat

Excess flake is scraped and vacuumed, then a UV-stable clear polyaspartic topcoat seals the system - delivering hot-tire, chemical, and abrasion resistance with a slip profile you choose.

Surface prep is the whole job.

DTI prepares every residential slab to an ICRI-referenced Concrete Surface Profile and confirms moisture conditions before the first coat goes down. That prep standard is the single biggest difference between a floor that lasts 15 years and a kit that peels in one summer. Moisture & waterproofing services →

    Damaged slab? Repair comes first.

Heavily spalled, sunken, or previously patched slabs may need resurfacing before a coating can be warrantied. We tell you that during the inspection - not after the deposit. Concrete repair & overlay →

    Uncompromising Execution

Why Homeowners Choose DTI as Their Garage Floor Coating Contractor

Most failed garage floors aren't caused by bad concrete - they're caused by skipped surface prep and thin, single-coat product. DTI brings commercial installation discipline into residential garages, with the same crews and equipment that coat warehouses and distribution centers.

    1

Commercial-Grade Prep in a Home Garage

Dust-controlled diamond grinding to an ICRI-referenced profile on every slab. We never acid etch, never coat over an existing sealer, and never skip the moisture test.

    2

    Clean, Respectful Job Sites

HEPA-filtered vacuums capture grinding dust at the source, walls and door tracks are masked, and the garage is swept and returned to you ready to load back in.

    3

    Honest Specs and Written Quotes

You get an itemized quote after a site inspection, a clear cure-and-return-to-service schedule, and a straight answer if your slab needs repair before coating.

DIY Garage Kit vs. Professional Installation

Big-box kits and professional systems are not the same product installed two different ways - they are different products entirely. Here is the honest comparison before you spend a weekend on it.

A professional system is the right call when:
You park vehicles on it and need true hot-tire resistance
The slab is cracked, spalled, stained, or previously coated
You want a UV-stable finish that will not yellow or chalk
You expect the floor to last 15+ years, not 1–2 seasons
Where DIY kits typically fall short:
Acid etching does not open the slab enough for a lasting bond
Water-based, low-solids resin builds a film only mils thick
No moisture testing, so vapor drive lifts the coating from below
No crack or spall repair, so old defects telegraph through

    Verified Client Feedback

Trusted by Homeowners & Community Managers

"They ground the whole slab down before touching it with product, patched two long cracks, and the flake finish came out perfect. Two years and a lot of hot tires later, there is not a single lifted spot."

    Homeowner | Three-Car Garage

"We coated the garages across our community in phases and DTI kept every unit on schedule. Residents got clear notice, the crews cleaned up daily, and the finish is identical from garage to garage."

    Property Manager | Residential HOA

"I priced out a big-box kit first. Glad I did not. The metallic floor in my shop looks like a showroom, wipes clean after oil changes, and the quote matched the final invoice exactly."

    Answers to Common Questions

    Garage Floor Coating Contractor FAQ

Most single, two, and three-car garages are completed in one to two days. Day one covers diamond grinding, crack and spall repair, base coat, and flake broadcast. Day two covers scraping, vacuuming, and the polyaspartic topcoat. You can typically walk on the floor within 24 hours of the final coat and park vehicles on it after 48 to 72 hours.

What does a garage floor coating contractor do?

A garage floor coating contractor is a specialized installer that mechanically prepares a residential concrete slab and applies a resinous coating system to it. The work includes diamond grinding the slab to an ICRI-referenced surface profile, repairing cracks, spalls, and pitting, applying a pigmented epoxy or polyaspartic base coat, broadcasting decorative vinyl flake or applying a solid or metallic finish, and sealing the floor with a UV-stable polyaspartic topcoat that resists hot tires, oil, road salt, and abrasion.
