    The Right System for Every Level of the Structure

    Exposed roof decks, intermediate levels, below-grade floors, and ramps each face different exposure. We specify each level on its own terms.

    Exposed Top Decks

    The roof level takes UV, rain, freeze-thaw cycling, and de-icing salts on top of daily traffic. Here we install UV-stable, traffic-bearing urethane membrane systems from our waterproofing line - elastomeric coats that bridge moving cracks and stop chloride-laden water before it reaches the rebar. Waterproofing the top deck is the single highest-leverage move for extending the life of everything below it.

    Intermediate & Covered Levels

    Covered decks over occupied or parking space still see tracked-in salts and dripping vehicles, but less UV and thermal movement. Lighter-build membrane or high-solids epoxy coating systems protect the wear course at lower cost, with heavy-duty detail coats in drive lanes and turning bays where tire scrub concentrates wear. Brighter, light-reflective colors also cut lighting costs and improve security-camera visibility.

    Below-Grade Levels

    Underground levels fight moisture from the other direction: hydrostatic pressure pushing vapor and water up through the slab, causing efflorescence, spalling, and coating failures. We test vapor drive first, then specify moisture-tolerant primers and mitigation systems - the same approach we use on dedicated below-grade projects - so the finish system bonds and stays bonded.

    Ramps, Turn Lanes & Repairs

    Ramps and helixes concentrate braking, acceleration, and tire scrub into narrow lanes, so they get heavier broadcast texture for winter traction and extra wear coats. Before any system goes down, our repair crews address spalled concrete, failed joint sealant, and delaminated patches - then line striping restores stalls, ADA spaces, and directional wayfinding as the final coat.

Every winter that chloride-laden water sits on bare or cracked concrete, it migrates toward the reinforcing steel; once rebar corrosion starts, repair costs jump from dollars per square foot to hundreds per square foot of structural patching.
